Commercial Property Solicitor
What does the role entail?
Buckworths negotiates (and carries out due diligence prior to execution of) commercial leases, primarily of offices, restaurants and gyms, for its large number of startup clients. The firm wishes to expand the commercial property work it does.
This is an exciting flexible role for a qualified solicitor with experience in commercial property. The successful applicant will be expected to:
- Review searches and responses to CPSEs;
- Carry out appropriate due diligence on properties;
- Review and negotiate commercial leases;
- Advise on licences to alter and associated tax implications (CIS etc.);
- Assist with applications for premises licences and planning permission (primarily for signage/advertisments, extraction and change of use); and
- Register the grant of leases with the Land Registry and file SDLT returns.
The successful applicant will be expected to bring in significant quantities of work through participating in targeted marketing activities by the firm, building the applicant’s and the firm’s network in the property space and contributing regular content to the firm’s website and social media channels. A key part of the remuneration package is conditional on the successful applicant bringing in work.
The successful applicant must have strong technical knowledge and experience in advising on the matters set out above. They must be confident dealing directly with clients.
Standard working hours are 9:30am to 6:00pm Monday to Friday. We are open to discussions around flexible working and/or part-time working.
Your initial basic salary will be £30,000.00 per year. You will be entitled to a commission of 20% of paid fees invoiced by the firm in respect of property matters for any new client that you introduce to the firm. The expectation is that you would introduce at least £120,000.00 of revenue to the firm per year equating to annual remuneration of £54,000.00.
You will have a holiday entitlement of 25 days holiday plus bank holidays
You will work at our London office which is at 26 Curtain Road, London, EC2A 3NY.
We are a small firm and we are looking to recruit an associate who will be given a high level of responsibility and client contact.
There is significant scope to expand the role and for the successful applicant to head up a dedicated property team around them.
